Conveyancers, buyers and brokers reviewing LPE1 replies that appear complete but lack the documents needed to rely on them.

Why it matters

The LPE1 is useful because it asks about service charges, ground rent, insurance, planned works and other building issues. It is weak when answers are unsupported, out of date or contradicted by attachments.

What to check first

  • Check whether each LPE1 answer is backed by an attachment where one is expected.
  • Compare dates across the LPE1, accounts, budget, insurance and correspondence.
  • Check whether questions about disputes, arrears, major works and consents are answered specifically.
  • Look for "not known", "to follow", "N/A" or blank fields in key sections.
  • Cross-check ground rent and service charge answers against the lease and accounts.

Red flags in the pack

  • LPE1 says documents are attached but they are missing.
  • Service charge figures do not match accounts or budget.
  • Insurance summary is present but no schedule or excess detail.
  • Major works answer is generic despite separate correspondence.
  • Fee schedule is incomplete or not tied to completion requirements.

Evidence to gather

  • Full LPE1 replies, not just selected pages.
  • All annexes referenced in the LPE1.
  • Lease, title, budget, accounts and insurance schedule.
  • Major works, fire safety, disputes and arrears correspondence.

Questions to send

  • Please provide the missing attachments referenced in the LPE1.
  • Which LPE1 answers have changed since the form was completed?
  • Can you reconcile the service charge and ground rent figures against the attached evidence?
  • Are there any known works, disputes or arrears not fully explained in the replies?
