Checklist
- Confirm the LPE1 date and whether the answers are final or still being updated.
- Cross-check service charge, ground rent, insurance and planned works answers against attachments.
- Look for blank, 'not known', 'to follow' or generic answers in key sections.
- Check whether disputes, arrears, notices, consents and admin fees are answered specifically.
- List every attachment referenced by the LPE1 that is not actually supplied.
Warning signals
- LPE1 refers to attachments that are missing from the pack.
- Figures differ between the LPE1, lease, accounts or demands.
- Major works, fire safety or insurance answers rely on historic documents.
- Completion requirements are fragmented across emails rather than confirmed in one schedule.
Questions to ask
- Please provide all attachments referenced in the LPE1.
- Which LPE1 answers have changed since the form was completed?
- Can you reconcile the ground rent and service charge figures against the lease and accounts?
- Are there any known works, disputes, arrears or building-safety issues not fully explained in the replies?
