- Confirm every section has either an answer or a clear 'not applicable' note.
- Cross-check LPE1 statements against attached accounts, insurance, and correspondence.
- Verify whether arrears, disputes, or tribunal references are disclosed.
- Check transfer/admin fees and notice requirements for completion.
- Check whether building safety documents are referenced and attached.
Warning signals
- High-level answers with no attached backup documents.
- Conflicting statements between LPE1 and accounts/correspondence.
- Unclear insurance or major works wording.
- Ground rent terms not matched to lease extract.
Questions to ask
- Please provide supporting documents for each disclosed fee.
- Which answers in the LPE1 rely on assumptions rather than final figures?
- Can you confirm any known or planned Section 20 consultation windows?
- Which lease clauses support the quoted administration fees?
