An LPE1 can look complete while still hiding gaps. This checklist helps you identify where follow-up evidence is needed.

Checklist

  • Confirm every section has either an answer or a clear 'not applicable' note.
  • Cross-check LPE1 statements against attached accounts, insurance, and correspondence.
  • Verify whether arrears, disputes, or tribunal references are disclosed.
  • Check transfer/admin fees and notice requirements for completion.
  • Check whether building safety documents are referenced and attached.

Warning signals

  • High-level answers with no attached backup documents.
  • Conflicting statements between LPE1 and accounts/correspondence.
  • Unclear insurance or major works wording.
  • Ground rent terms not matched to lease extract.

Questions to ask

  • Please provide supporting documents for each disclosed fee.
  • Which answers in the LPE1 rely on assumptions rather than final figures?
  • Can you confirm any known or planned Section 20 consultation windows?
  • Which lease clauses support the quoted administration fees?
