Who this is for

First-time buyers who have received leasehold documents and need to understand which issues are normal, which need questions, and which need professional advice.

Why it matters

Leasehold flats are different from freehold houses because ownership is time-limited by the lease and the building is usually controlled by a freeholder, management company or managing agent. The key is not to panic at every document, but to know which documents change cost, control and saleability.

What to check first

  • Check lease length, ground rent, service charge, reserve fund and planned works first.
  • Confirm what part of the flat you own and which parts remain landlord/common parts.
  • Read restrictions on alterations, subletting, pets, flooring and use.
  • Ask for accounts, budget, insurance and major works documents before relying on cost figures.
  • Use a solicitor for legal interpretation and pre-exchange advice.

Red flags in the pack

  • Short or unclear lease term.
  • Ground rent that increases by a formula you do not understand.
  • Service charge figures with no accounts or budget.
  • Major works mentioned but no expected contribution.
  • Restrictions that affect how you plan to live in or use the property.

Evidence to gather

  • Lease and title plan.
  • LPE1 replies and supporting pack.
  • Accounts, budget, insurance and reserve fund evidence.
  • Major works and fire safety correspondence.
  • Written replies from your conveyancer on any legal issue.

Questions to send

  • What are the top issues the conveyancer says need resolving before exchange?
  • Which costs are recurring, one-off or still unknown?
  • Are any restrictions likely to affect my intended use of the flat?
  • What further documents does my conveyancer want to see before I rely on the pack?

How LeaseLens uses this

LeaseLens gives first-time buyers a structured issue list and questions to take back to their conveyancer, without pretending to replace legal advice.
